After a slow down in the US and also a saturation in the metros, the developers from these places began eying the tier II and tier III cities.

Mr.Raj Bhandari, MD of Adam developers who has had connections with Belgaum since long due to his family business, who started the first India related fund in USA started Adam developers in 2007 with a great team.

Raj told this blog,” Belgaum has a great potential to grow and he has come here only after sighting it and Belgaum still does not yet have a world class gated community.” He also shared his view that “ Belgaum is one such place with so much talent that if properly planned and one big company sets shop here, others will follow suit.” “People should try and come to the forefront and not only depend on the government to do all the things. People should take a lead and do things on their own. What was Bangalore earlier, it had no international flights but now it has its own international airport. Once a few big companies start shop the growth will be exponential, but for all this to happen we should have a plan in mind.”

Karnataka Housing board (KHB) is constructing huge towers at Jakerri honda  near the railway over bridge and the construction is going on full swing.  It was in trouble when an RTI unearthed that the building was illegal and did not have the requisite permissions from the corporation. What has happened after that is still unknown.

Now 190 flats of 1, 2 & 3 bedrooms are being put for sale by KHB. Forms are available at the Axis bank Congress road branch.

 The single bedroom flat will be of 974 sq. feet, 2 bedroom 836 sq.ft and 3 bedrooms flat will be of 1199 sq.feet.

The price fixed is Rs.1750 per sq. feet. So for a 1 bedroom flat you need about 15 lakhs.

The said building is being constructed to provide housing at affordable rates but by no means these are affordable and also that the KHB said that the building was for accommodating government staff.

 1750 seems to be very high price as nearby residential areas cost anywhere between 1000 to 1500 sq. feet and this building is in very close proximity to the railway track, this could be a cause of concern.

 The KHB website still does not have any information about this and advertisement for the sale of flats has appeared in news papers but I haven’t got my hand on it yet.
