Belagavi’s Industrial Plots May Now Host Offices, Showrooms and Service Units

Karnataka has relaxed construction norms to allow commercial and other non-manufacturing uses on eligible industrial plots, opening the door for office complexes, showrooms, business hubs, IT offices, logistics centers and related service facilities in industrial areas. The revised rules are part of a broader push to improve land use efficiency in KIADB and other industrial zones.

Under the amended building regulations, non-residential layouts must have access from an existing public road or street at least 12 metres wide. The notification also sets out wider planning provisions for non-residential and commercial development, including road-width-based norms and earmarking requirements.

The change comes at a time when many industrial estates have vacant or underused space, either because units have closed or because modern production systems need less land. The state government’s recent revisions to FAR and setback norms also show that it is trying to make industrial land more productive and attractive for investment, including limited residential and commercial use in some industrial plots.

For Belagavi, the move could be especially significant. The district administration describes Belagavi as a fast-growing industrial district, while the state industries department says the city has a strong foundry and engineering base. Official profiles also note that Belagavi has multiple industrial estates and industrial areas, making it a natural candidate for such mixed commercial activity.

In practical terms, the new rules could help industrial plot owners unlock additional income from surplus land by developing training centres, banks, hotels, corporate offices and other business support facilities. For older industrial pockets that now sit inside the city’s growth corridor, the relaxation is likely to widen market demand for such properties, though the actual impact will depend on road access, zoning compliance and local approvals.
